Our staff is trained and experienced beyond just basic construction services. Through our sister corporation - Nautilus Building Consultants, Inc. - we provide fee based consulting work independently from our construction assignments.
Nautilus Building Consultants, Inc.
While it shares the same ownership and founder as Nautilus General Contractors, Inc., Nautilus Building Consultants, Inc. is an entirely separation corporation, set up to provide fee based professional consulting services to our clients. Our staff consists of registered architects, licensed general contractors, general engineering contractors, construction attorneys, cost estimators, and construction experts. Our clients include businesses, developers, private citizens, homeowners associations, property managers, attorneys, municipalities, non profit organizations, and other contractors.

Cost Estimating
Based on our extensive experience in bidding and completing construction and reconstruction/repair projects, Nautilus provides cost estimating as a stand alone consulting service. Our team of estimators is able to handle almost any cost estimating assignment - including construction defect litigation cases, complex insurance losses, construction claims analysis, and budgetary estimates for new projects. We are experienced with most major cost estimating programs, including Timberline, Xactimate, National Construction Estimator, and more, and we are able to tailor our estimates to meet the needs of any individual assignment.Forensic Consulting
With Nautilus' extensive empirical database of project experience in addressing construction problems and repairing building failures, as well as our knowledge of the building codes, material standards, and regional standards of practice, we are uniquely qualified to analyze and assess problem building conditions and failures. We are familiar with recognized testing and investigation protocols and methods.Construction Management
Often a client needs an independent owner's representative to manage or oversee a construction project, or process. Other times, a general contractor may not be warranted, even though multiple trades may be involved in the project. In these and other cases, Nautilus will act as an independent owner's representative, managing and overseeing a construction project, working either with another general contractor or independent subcontractors.Reconstruction Planning
Nautilus has developed a specialty in planning complex reconstruction projects for clients who have been through construction defect litigation. Frequently, clients in these circumstances are mired with misinformation and conflicting opinions from construction experts and attorneys, and after spending heavily on litigation costs, are left with limited budgets. Nautilus will work with the investigation and testing data, the expert reports and work to design a repair project that matched to a client's budget by assisting in prioritizing repairs, offering alternatives, and value-engineering suggestions.Construction Disputes/Claims Analysis
Unfortunately, construction disputes are not uncommon. While the majority are resolved, others are often too complex and have significant financial consequences. Nautilus assists owners, insurance carriers, contractors, subcontractors, and their lawyers in assessing, processing and presenting the relevant facts required to analyze Owner/Contractor, Contractor/Subcontractor disputes, as well as claims disputes or disputes between other parties. These often include delay claims, change order claims, loss of use claims, and valuation of work completed claims.
